A ‘deed of easement’ is a signed, legal document that grants the right to use another person’s land for a specifically stated purpose. In this case, the homeowner will grant rights to the electricity company (DNO), meaning they can leave their existing equipment in situ permanently, in return for a fee. A deed of easement doesn’t have a specific expiration date and once properly created and registered, it is in place indefinitely, passing on to future property owners.
To be eligible to open a case, you must be the registered homeowner of the property in question. Additionally, there should be no permanent rights, such as a Wayleave or Easement, already in place that would prevent further negotiation or compensation claims.
Low Voltage (LV): There is no cost to open a case for low voltage power lines on your property. Our fees are paid on your behalf by the network.
High Voltage (HV): For high voltage cables, our fee is a 20% commission on any compensation you receive. This ensures you only pay if your case is successful.
Pylons: If your case involves pylons or overhead lines, our fee is also 20% of the compensation awarded to you.
Wayleave and Easements (WPE): For cases involving permanent rights such as Wayleaves and Easements, the cost is similarly 20% commission on the compensation obtained.
Low Voltage (LV): Compensation for low voltage power lines typically ranges between £200 and £500, depending on the extent of the impact on your property.
High Voltage (HV): Compensation for high voltage cables can vary significantly, from £1,500 to £25,000, reflecting the greater impact these installations may have on your property.
Pylons: For pylons or overhead lines, compensation amounts are generally between £2,500 and £50,000, depending on the size and significance of the structures.
Low Voltage (LV): If you sell your property, any existing Wayleave agreement will cease, and the right to negotiate a new agreement will pass to the new owner. They can open a new case to seek compensation.
High Voltage (HV): Similar to low voltage, the Wayleave agreement for high voltage cables will cease upon the sale of your property. The new owner will have the right to negotiate a fresh agreement.
Easements (WPE): For permanent rights like Easements, these will remain attached to the property even after the sale. The Easement will continue as a Deed on the Registry documents, and the new owner will inherit this permanent right.
