Pylons are substantial structures designed to facilitate the transmission of electricity over long distances, typically spanning across vast areas such as fields and rural landscapes.

Pylons

It is possible to seek compensation for the impact of overhead electricity cables and pylons on the value of a property if a pylon or their conductors are situated on/over your land. Thomson Broadbent have significant experience in negotiating new Easement agreements with networks throughout the UK.

We specialise in negotiating compensation for the loss of value on private residential properties, developable land, housing association and local authority portfolios and agricultural land.

Pylon FAQs

The amount received depends on a variety of factors. For example, the distance between the main dwelling house and the closest point of the equipment, whether the lines cross the property in still air or only in windy conditions and whether there is a pylon or other equipment such as poles, or transformer sited on the property. Each case is individually assessed and negotiated by us. The compensation in most of our cases is between £2,500 and £50,000 (but can be greater where there is significant impact on a high value property).

A legal contract called a Deed of Easement which grants permanent rights to the Network Operator to allow them to keep installed their existing equipment. In return, the landowner who grants the easement receives a one-off lump sum payment.

If you sell your property before your case is completed, the right to negotiate a new agreement will pass to the new owner and no charges will be incurred for the work carried out.

With most networks we would expect an offer of compensation within 3 to 6 months.  Once an offer has been accepted the legal process usually take between 6 and 12 months to complete.
